China Basin

China Basin at 185 Berry Street represents an exceptional opportunity for office use, life science, and technology companies seeking to combine a campus environment, waterfront location at the gateway to Mission Bay, and the highest quality tenant services and amenities. The China Basin campus is comprised of two structures, the six-story Wharfside Building and the five-story Berry Building, connected by a landscaped, open-air courtyard. A two-story, 175,000 sq. ft. addition to the Berry Building was recently completed. The Berry Building addition was carefully designed to meet the needs of a variety of users, from life science and technology firms to corporate offices. The efficient, rectangular floor plates can be transformed readily into laboratory space, classrooms or offices.

China Basin is situated on the San Francisco Bay and is directly across the street from the San Francisco Giants’ ballpark. China Basin has created a unique campus environment, with more designated outdoor space than any other privately-owned building in San Francisco. A landscaped, central courtyard runs the full length of the buildings, and features a café with an on-site bakery and covered seating. A multi-level wharf promenade flanks China Basin, providing tenants with outdoor seating areas and views overlooking the Bay. Other on-site amenities include a continuous weekday shuttle service to the Financial District and BART, showers, and a bicycle storage room. Behind the scenes, a skilled management team backed by a full engineering, janitorial, and security staff, provides timely, tenant-oriented service and support.

China Basin offers tenants a vibrant location at the gateway to Mission Bay. This master-planned redevelopment area is one of the most active, high-growth business and residential communities in San Francisco. The neighborhood features a diverse array of restaurants, from take-out to white-tablecloth cuisine. Housing options are plentiful, with a concentration of new units for sale and lease. Numerous entertainment attractions and a full complement of retail and service establishments in the area make it easy to work, live, and play within walking distance of China Basin.

Berry Building Addition

The addition structure at China Basin utilizes an innovative application of seismic isolation technology. Under the ownership of McCarthy Cook & Canyon Capital Realty Advisors the two level, 175,000 square foot isolated addition has been built upon the 1991 vintage three level post tension concrete Berry Street Building at China Basin. This isolation technology is well suited for this application given the susceptibility to earthquake activity and meeting the current building code requirements under the performance based design criteria. The seismic isolation system provides lateral flexibility for the addition structure, and during an earthquake dampens the ground motion energy being transferred into the structure. The isolation system utilizes a combination of 87 DIS lead rubber bearings and sliding isolators. This sophisticated seismic isolation system is being used in high-value structures and offers the building occupants and operations a high level of safety and protection.
