Bret Taylor’s Sierra takes massive office space amid AI leasing surge

Deals of the Year:
Sierra lease at 185 Berry St.
Artificial intelligence startup Sierra signed one of the most significant leases of the year in San Francisco in November 2025, taking 258,000 square feet at 185 Berry St. A subsidiary of JPMorgan Chase & Co. and McCarthy Cook & Co. owns the two-building office complex known as China Basin. The deal marked the third time Sierra — co-founded and headed by former Salesforce co-CEO and OpenAI chair Bret Taylor — leased new office space in the city in less than two years. It also reflects a leasing momentum not seen in the city in years, fueled in large part by AI-oriented companies.
